How do I qualify for a property tax freeze?

General information about the property tax freeze program in Middle Tennessee.

Since 2007, Tennessee counties and municipalities have had the ability to take part in and enact property tax freezes for residents 65 or older. To qualify for a tax freeze, a homeowner must file an application annually with their County Trustee or city collecting official. Additionally, homeowners must:

  • Own their principal place of residence in a participating county and/or city.
  • Be 65 years of age or older by the end of the year in which the application is filed.
  • Have an income from all sources that does not exceed the county income limit established for that tax year, as established by the state Comptroller’s Office.

How does the Tax Freeze Program work?

In the first year of qualifying, homeowners can have the property taxes of their principal residence frozen at the amount of taxes owed in that year. If the homeowner continues to qualify for the program in subsequent years, the amount of property taxes owed for that property will generally not change, regardless of whether there is a property tax rate increase or county-wide reappraisal.

Does my city or county take part in the Property Tax Freeze program? How do I apply for a property tax freeze?

Of the counties that make up the Greater Nashville Regional Council service area, Davidson, Montgomery, Robertson, Rutherford, Sumner, Williamson, and Wilson counties all take part in the Property Tax Freeze Program. For application material requirements and deadlines, consult with your local County Trustee’s office.
