What types of rental assistance are available for seniors in Middle Tennessee?
General information about rental assistance to low-income seniors and the property owners of their homes
As the cost of living in Middle Tennessee continues to rise, seniors and disabled residents with limited incomes are under greater stress to find affordable housing. Through the Tennessee Housing Development Agency (THDA) there are a number of programs available for both renters and landlords alike.
What assistance is there for individuals?
For seniors renting their homes, there is the Housing Choice Voucher Program through the Department of Housing and Urban Development (HUD). This program provides federally funded rental assistance to low-income families, seniors, and disabled individuals. This program allows participants to select their own safe and sanitary housing, and in some cases purchase modest homes. Eligibility is determined by gross annual-income and family size and must be applied for through THDA.
Energy costs put a huge strain on the cost of housing for seniors and disabled adults in Middle Tennessee. The Weatherization Assistance Program through THDA, assist low-income households in reducing heating and cooling costs by improving the energy efficiency of their homes while ensuring their health and safety. Examples of common weatherization projects include duct sealing, and adding insulation to attics, walls and floors. Site specific weatherization measures are determined after an energy audit. For residents of Davidson County, the Metropolitan Action Commission can provide one-time (per application period), emergency funding for housing assistance through the Community Service Block Grant (CSBG). Funds are used for mortgage, rent, water or delinquent property tax payments. To be considered eligible for funding, applicants household incomes cannot be above the income limits set out by grant funders.
What assistance is there for property owners?
Property owners are an integral part in creating accessible housing and take part in the Housing Choice Voucher Program as well. Learn more about the program directly from THDA's resources for homeowners and landlords.
Additionally, the Low-Income Housing Credit is a credit against federal income tax liability for multifamily unit owners and investors, each year for 10 years, for the purpose of construction and rehabilitation of rental housing for low–income individuals and families, particularly seniors and disabled adults. The program is administered by the THDA and the amount of tax credits is based on reasonable costs of development, as determined by THDA, and the number of qualified low-income units.
